Calgary Open House (Condo)

Trying to do some advertising right now, please tell somebody you know about how great my Condo is and how they should attend my open house this weekend. Unofficially you can tell them to throw in offers 20K under the asking price!

It is on SATURDAY DECEMBER 6th between 2:00pm and 4:00pm, Arriva Building (Giant green tower just to the North of the saddle dome).

Help me sell my place!!!

WOW... that's a sweet looking pad man. Good luck with the sale.. I don't think I know anyone who is looking at the moment, but whats it listed at?

It is priced at 382K right now;

There are about 4 other units in the building that are priced in and around there give or take about 2000$. The only difference is mine is higher up than all but 1 of them and also has 15,000$ to 80,000$ in upgrades over every other units. I was hoping people if anybody was interested they would do a tour of all the units and it would be a no-brainer as to which one was the best value (mine )

Anyway, I can't price it lower because my realtor thinks it will spark a price war with the other units. But unofficially I would easily entertain offers 20K under the asking price.

In any case if you guys know ANYBODY, send them out for me! I will even offer to drop 500$ in the hands of somebody who brings me a successful buyer to top it off.

This is a pretty discounted price, the new building behind mine is asking 500K still for similar units and some of the upgraded options (like the floor to roof stone bathroom) arn't even availiable anymore.

Even though it is just a 1 bedroom (that has as much sqft space as a 2 bedroom) I even got 2 bathrooms in this classy joint!

Good luck with your sale. It's a great location and a great new building - looks really nice. I'm afraid I have no good leads to toss your way. I hope you can move it quickly.

Yeah me too, I have the house I want to buy picked out... but the guy won't take conditional offers.

Big rounds of lay-offs in the engineering world in the last week or so isn't going to help things much either.

Remember: there are always buyers out there, even when there are lots of units on the market. Buyers are empowered in this type of market, but if you are ready to 'deal' (which you are), you will have success. Get creative: what sets your unit apart from the rest? You have told us - now tell the buyers (your agent is doing this). The wait is difficult, but you will have a sale if you work hard. Be positive and don't panic. Good luck!

Luckily my agent is also a friend of mine, he has been doing a pretty good job of marketing so far. I have a PDF
pamphlet he made up if anybody wants one btw!

I re-set my sights on a 350Z again for autocross in the past few days. I can grab a low-mileage (even less than my Fit mileage) one for about 20K. Everything hinges on a sale though, it is super hard to wait for something when you have no control over it I hope I get some bites at the open house this weekend. Lots of people will be downtown for the rally, so hopefully a few of them pop by to have a look.

I have a bottle of wine I have been saving too for this, I can't wait to pull the cork on that

Yeah there is a big rally downtown at city hall on Saturday starting at noon against the coalition government takeover. My little open house is about 2 blocks away and starts just as the fun is ending... yah for good timing!

Too close to my work, like I really want to look out and see the office.....otherwise very nice.

Put a link to your realtor, also you never posted the list price. Get it on Kajiji, CraigsList, etc. Plenty of photos too, people buy with their eyes. In this market you need to be aggressive.

I lived about 2 blocks from my work for about 4 years... was fantastic! No worries about transportation costs (basically non-existant) or if the train would be running or not, no trying to drive in under bad weather conditions, no rush hour. I would leave work at 4:30 and be home by 4:35... then jump on my bike and do the river path to Glenmore or Beaver Dam flats everyday.

Admittedly now that I am 15 minutes away from work it isn't quite as sweet But still, everything above pretty much stands. I am not looking forward to that aspect of owning a home; driving to work and paying for increased insurance, gas & a parking stall blows

Arrrgg!! This is starting to suck;

I have only had a few people view my place and now apparently the bottom of the market has just fallen out for last month for sales

We are doing an open house on Faimily Day, Monday 16th this month.

Please send people you might know who are looking for a place, my 1000$ offer stands to anybody who references a sucsussfull bidder to me. Unofficially we are looking at offers as low as 330,000 right now.
