buying a house today IS a good idea IF
1. you have the credit
2. you have the money
3. you have atleast 20% to put down
4. a bank will be willing to sell you a loan.
if not, don't do it. That's how our country got in this mess in the first place. Selling short term loans to people that could only afford the payment on an AMR at the time. Once it adjusted, bam......foreclosure alley.

i probably won't have the 20% down i'll need for a home any time soon but that's what parents are for hahaha. i'm hoping both sides of the family are willing to help the GF and i buy a home once we've tied the knott.

word, i work hand-in-hand with the real estate industry so i'm pretty savvy myself. part of my job is to put a SoCAL realtor statistic guide - basically a listing price versus price sold ratio...... it's almost depressing watching the original listing price and the price the home actually sold for (almost 40% less than the initial offer).

I bought(of course i'm still paying for it) my house when I was 29(2001) and "Borrowed" some money from both folks for down but I wish I did it earlier cuz i could have had a better home and in a better neighborhood in 1999..about 30% less than what I paid too...I'm glad I'm not losing any money on my house...crossing my fingers....

here's where my morals kick in. naturally, i want to buy as low as possible, but at the same time i can't help but feel bad for the sellers who could [potentially] be losing up to 40% of their investment

my GF's parents lucked out and bought their home after the Northridge earthquake.. i think they bought it for a little under 300k, last year it was appraised at 1.5mil... don't know what it's worth now though, probably A LOT less than that i bet
Yeah, if they bought at 300k and it was appraised at 1.5 mill a year ago, they still are probably sitting pretty with about 500k in equity. they have no issues UNLESS they had it reappraised and took some equity out. realestate is a funny thing. No one can really predict when the market will go up or drop down. So if you are in the market for a house, and you can actually do it, but when you feel it is time. Unfortunately, people today still look at a home as an investment that will potentially turn them a profit. What they should be saying is what me and my wife said when we bought our second house, "this would be a great place to live and raise our children". A stable home
Don't worry. Someone will buy them. I know it.

I know right? I thought I'd never sell them... They were for a good price too. Which wheels are you selling?
yeah, they were a good price. whenever i see someone selling wheels, i compare their used price to new prices.......and your's were a good deal.
Meh, selling the wheels on my car now. I have maybe a week left until i put the other ones on. Got tires from note and those come in tomorrow, and once the wheels get back in my fat little hands.....time to rock em

i saw the pics, they were mint that's for sure! i can honestly say i looked at your FS thread once a day. I wanted them so bad, just couldn't put my hand in my pocket to grab my wallet
